The interior glass nobody has touched

Here’s what we walk into regularly: a beautiful home, immaculate everywhere, and a wall of interior glass twenty feet up that hasn’t been cleaned since the house was finished.

It isn’t neglect. It’s that there’s no reasonable way for a homeowner to do it. You’d need equipment you don’t own, set up over a staircase or across furniture, at a height where a mistake is serious. So people look up at it, decide it’s not worth it, and stop seeing it.

Then it accumulates. Dust settles on the interior face and stays because nothing disturbs it. On south and west facing walls the sun makes the film obvious at exactly the times of day you’re in that room.

What we need to know before we come:

  • Ceiling height at the tallest point of the glass
  • What’s underneath — staircase, furniture, a fixture hanging in the middle of the run, hard floors or carpet
  • Whether there’s a landing or balcony partway up that changes the access

Tell us those three things when you call and we’ll arrive with the right approach rather than working it out in your entry.

Custom homes mean nothing repeats

In a tract neighborhood we can look at one house and know roughly what the next street looks like. Here that’s useless.

El Dorado Hills homes are largely custom or semi-custom, which means every house is its own puzzle. Window shapes that aren’t rectangles. Arched tops. Glass in stairwell walls at heights that vary house to house. Doors that are mostly glass. Sliding walls onto a terrace. Windows in places a production builder would never have put one.

Window count matters more than square footage. A large home with modest windows is a shorter job than a smaller one with a glass wall. It’s the pane count and the height that set the time.

Getting to the outside

Most exterior work here happens from the ground with a water fed pole. Purified water goes up the pole through a brush head, and the glass dries without spotting because there’s nothing dissolved in the water to leave behind.

That matters on these houses beyond the safety of it. No ladder leaned against your stone or stucco, no ladder feet in established landscaping, no weight against a gutter or a trellis.

Lots here are frequently sloped, and a lot of the largest glass is on the elevation facing the view, which is the downhill side. We’re comfortable working sloped properties. Safety comes first though, and if there’s a position we can’t set up safely we’ll tell you rather than improvise. That’s uncommon, and there’s usually another way to reach it.

Hard water

The rule doesn’t change with the price of the house: it depends on whether irrigation is throwing water onto your glass.

Deposits begin forming within a day or two of sprinkler water drying on a window. While the mineral sits on the surface it comes off. Left long enough it etches into the glass, and etched glass can’t be cleaned clear by anyone.

Feel the worst window. Rough and gritty means removable deposit. Smooth but still cloudy means the glass is etched.

Larger properties here often run irrigation across multiple zones and levels, with terraced beds and heads at different elevations. It’s easy for one head on an upper tier to be throwing at a wall nobody would think to check. Walk the property while the system runs.

Worth catching early on a custom home, because replacing a large or oddly shaped pane is not a stock order.

Neighborhoods we work in

Blackstone. Newer construction, big elevations, plenty of two-story glass and established irrigation.

Bass Lake. Larger lots, more varied topography, and the access considerations that come with both.

Gated communities and access

Straightforward but worth saying since it affects scheduling.

If you’re behind a gate, we’ll need whatever your community requires: a code, a call-in to the gate, a name on a visitor list, or a pass arranged in advance. Tell us when you book and we’ll handle it on our end.

Same with anything on the property. If there’s a gate that sticks, a dog, an alarm, a bed you’d rather we stayed out of, or an area where the ground is soft, say so up front. Easier to plan around than to discover.

Skylights

Common in these floor plans and almost always the dirtiest glass in the house, because a skylight faces straight up and nothing ever rinses it.

We do both faces when the interior side can be reached safely, which on a vaulted ceiling depends on the height of the well. Same question as the interior glass: tell us how high it is.
