Folsom is built on hills, and that changes almost everything about cleaning windows here.
A house on a slope has a different ground level on every side. The front might be a single story from the driveway while the back drops away into a full two stories over a downhill yard. That’s the wall with the view, which means it’s the wall with the most glass, which means it’s the wall nobody has cleaned in years.

The hillside problem
This is the thing that makes Folsom its own job.
Different heights on different sides. You can’t quote a Folsom house by counting stories from the street. We need to see all four sides, which is exactly why we ask for four photos rather than one.
The view wall is the tall one. Builders here put the glass where the view is, and the view is downhill. So the biggest windows in the house are usually on the elevation that’s furthest off the ground.
Ladder footing is genuinely awkward. Sloped ground, retaining walls, tiered landscaping, and beds that step down. There often isn’t a flat, stable place to set a ladder on the side that needs one most.
That’s a good part of why we use a water fed pole from ground level wherever we can. Working from the ground avoids the whole problem of finding safe footing on a grade.
We’re comfortable on sloped properties. Safety comes first though, and if there’s a spot where we can’t get set up safely, we’ll tell you rather than improvising something on a hillside. That’s rare, and usually there’s another way to reach it. But you’ll hear it from us if we can’t do something, not silently find it skipped.
When you send photos, mention it if your lot drops away at the back. It’s the single most useful thing you can tell us about a Folsom house.
Big view glass
The reason people buy these houses is the reason the windows matter.
Large picture windows, sliding door walls onto a deck, and in a lot of the newer floor plans, tall glass running up the back of a great room. All of it facing out over whatever the view is.
It’s also glass you look through constantly rather than glass you walk past, which means film and spotting are more noticeable than they’d be on a side window nobody uses. People here tend to notice their windows sooner than customers elsewhere, and they tend to care more about the result.
Inside, tall great room glass has the usual constraints: furniture underneath, sometimes a fixture in the middle of the run, and no flat spot for a ladder. We come prepared for the reach and protect what’s below. Tell us the ceiling height when you call.
Hard water in Folsom
Same rule as everywhere: it depends on whether your irrigation is throwing water onto your glass.
Deposits start building within a day or two of sprinkler water landing on a window and drying there. While the mineral is on the surface it comes off. Left long enough it etches into the glass, and etched glass can’t be cleaned clear.
Feel your worst window. Rough and gritty means deposit sitting on top, removable. Smooth but still cloudy means etched, and it isn’t.
Folsom adds one wrinkle worth knowing: tiered and terraced yards on a slope often have irrigation on multiple zones at different levels, and it’s easy for an upper-tier head to be throwing at a wall you’d never think to check. Walk your yard with the system running and look at what’s actually happening, particularly on the uphill side.
Sutter Street and Folsom’s commercial glass
Historic Sutter Street is a different kind of commercial work from a strip center.
Older buildings, original or period storefront glass, transom windows above doors, and display windows that are the whole front of the business. Foot traffic is the point of the street, which means hands on the door all day and a lot of people looking closely at your frontage before they decide to come in.
We run storefronts weekly or monthly and start at 7am, so most places are done before opening. Weekly is 15% off, monthly is 10% off, no contract. Licensed and insured, and we’ll provide a certificate of insurance if a landlord or property manager needs one.

Neighborhoods we work in
Empire Ranch. Larger newer homes, plenty of two-story elevations and tall interior glass, established irrigation.

Gutters on a sloped lot
Worth thinking about here specifically. On a hillside house the downhill side of the roof often drains toward the part of the lot that’s hardest to get to, and it’s the section least likely to have been cleared.
We clear the channels, flush the downspouts to confirm they’re actually running, and clean up what comes out. If we find damage up there, a section pulling away or a seam leaking, we’ll photograph it and show you. We don’t repair gutters, but we’d rather you knew.
Concrete and exteriors
Sloped driveways in Folsom collect runoff and stay damp along the low edges, which is exactly where growth takes hold. Shaded sections and the strip beside a retaining wall are usually the worst of it, and slick concrete on a slope is more of a problem than slick concrete on the flat.
