The planting went in with the community and it’s had a long time to mature exactly where it was placed, which in a lot of cases is close against the buildings. It looks excellent. It also puts foliage and irrigation directly under a good number of windows, and that’s the thing that shapes our work here.

Landscaping planted tight to the walls
This is the defining physical thing about working here, and it creates two consistent issues for windows.
Access to the glass behind it. Shrubs and small trees grown up against a wall mean there’s often no clear line to the window, and nowhere to put a ladder that isn’t in a bed.
We handle that by working from the ground with a water fed pole wherever we can. No ladder feet in your planting, no crushed shrubs, no compacted beds. On a community maintained to this standard, that matters more than it would elsewhere.
Irrigation right under the windows. Planting against the wall means drip and spray heads against the wall too. Any head throwing upward or outward can be putting water on the glass every cycle, and because it’s tucked behind foliage, nobody ever sees it happening.
If you have persistent spotting on a ground floor window with a bed beneath it, that’s almost certainly what’s going on. Push the foliage aside while the system runs and watch.
Hard water
The standard rule applies. Sprinkler water dries on the glass, mineral is left behind, deposits start building within a day or two, and if they’re left long enough the glass etches and can’t be cleaned back to clear.
Feel the worst pane. Rough and gritty is deposit on the surface, removable. Smooth but still cloudy means etched.
Gold River’s version tends to be localized rather than whole-house. Because the landscaping and irrigation are concentrated in designed beds, the affected windows are usually the specific ones with planting underneath, while the rest of the elevation is fine. Elsewhere we more often see a whole wall gone at once.
That’s good news. Localized means the work is smaller and cheaper than a full-house hard water job, and it’s very fixable at the source by adjusting one or two heads.
Mature trees, moderate debris
Gold River’s tree cover is established but it’s designed rather than wild, so debris here is real but more moderate than in Fair Oaks or the older Sacramento neighborhoods.
HOA standards
A community that keeps a standard tends to have owners who care how things look, and that suits how we work.
Two relevant points:
We’re careful with the property, not just the glass. Beds, planting, walls, and floors inside. Working from the ground rather than putting ladders through landscaping is part of that.
We’re licensed and insured, and if your HOA requires proof of insurance from vendors on the property, we’ll provide a certificate.
