Citrus Heights is the city where the tracks matter most.
Most of the housing here went up between the sixties and the eighties, and a big share of those homes still have their original aluminum sliding windows. Aluminum sliders have a deep bottom channel that collects everything: dust, grit, dead bugs, pollen, and whatever blows in through an open window. It compacts down there and turns to a hard grey crust.
On a lot of Citrus Heights houses, nobody has ever cleaned that channel. Not the current owner, not the one before. We pull decades out of them.

Original aluminum sliders
Worth explaining, because it’s most of the housing stock here and it changes the job.
The track is the job. On a modern vinyl window the sill is shallow and easy to wipe. On a sixties aluminum slider there’s a deep channel with rollers and drainage weeps at the bottom, and it’s a genuine trap for debris. Clean the glass and skip the track and the window still looks neglected the moment you slide it open.
Sliders come apart differently. Older aluminum frames often have the fixed panel and the sliding panel held in ways that vary by manufacturer and by decade. We work out how yours comes apart before pulling anything.
Screens on these are old. Aluminum-framed screens from the same era are frequently brittle, with mesh that’s gone chalky and corners that have loosened. We handle them slowly and clean them on site. If a frame looks too fragile to pull safely, we’ll show you before we touch it rather than handing you a broken screen afterward.

Single pane and older glass. A lot of these windows are single pane. Nothing complicated about that, but it does mean condensation and film build on the interior face in a way you don’t get with newer double glazing, particularly in winter.
What a Citrus Heights job usually looks like
Mostly single story, mostly manageable window counts, mostly straightforward access. Compared to a two-story stucco house in Rocklin or a hillside in Folsom, the physical job here is simpler.
Where the time goes is the detail work: tracks, sills, screens, and the corners of frames that have accumulated for decades. That’s not a fast pass with a squeegee. That’s the part people are actually hiring us for, and it’s the part that shows.

Hard water here
Present, but it varies house to house rather than neighborhood to neighborhood.
The only thing that predicts it is whether your irrigation throws water on the glass. We’ve found bad buildup on a Citrus Heights ranch home with one badly aimed head in the front bed and clean glass on the identical house across the street.
Deposits start within a day or two of the water landing and drying. While the mineral is on the surface it comes off. Left long enough it etches the glass, and that can’t be cleaned clear.
Feel your worst window. Rough means removable deposit. Smooth but cloudy means etched.
One thing specific to older homes: mature landscaping that’s grown up between the sprinklers and the house shields some walls, which is why an established neighborhood often has less of it than a new tract. That’s luck, not planning, and it doesn’t protect the windows that are still exposed.

Yes, it’s common on older single glazing, especially in winter. It cleans up fine.

My driveway is old and a bit crumbly. Should I wash it?
Maybe not. Washing lifts loose material on concrete that’s already failing. We’ll look and tell you honestly.
