Radiant Window Care is based in Carmichael. It’s where we live and where we start every morning, which makes it the one place we can usually get to fastest and fit in around the rest of the schedule.

Being local actually means something here
Every window cleaning company in the region says they serve Carmichael. We’re the ones who live in it.
Practically, that means a few things.
Scheduling is easier. We’re not building a route out from somewhere else to reach you. If something opens up, Carmichael is the easiest place for us to fill it.
We know the area. Not in a marketing sense. We’re driving these streets every day whether we’re working or not.
We’re not going anywhere. If something isn’t right with a job we did, we’re ten minutes away, and we live here, which is a decent guarantee on its own.
What Carmichael houses are actually like
Carmichael is genuinely mixed, more than most cities we work in, and that variety is the defining thing about working here.
Post-war ranch homes. A lot of the housing stock is fifties and sixties single-story ranch, often on large lots. Original aluminum sliders on many of them, which means tracks with sixty years of accumulated grit. Those tracks are some of the most satisfying work we do, because the difference is dramatic and nobody has ever done them.
Mid-century with big glass. Plenty of homes here were built when large single-pane picture windows were the fashion. Big, simple, and rewarding to clean properly.
Larger custom homes. Del Dayo and the streets toward the American River bluffs have bigger, more architecturally varied houses, often two stories with more complicated window arrangements and real height to deal with.
Remodels everywhere. A lot of Carmichael houses have been renovated in pieces over decades. Vinyl replacements on the front, original aluminum on the back, a newer addition with completely different windows again. We rarely walk into a Carmichael house where all the windows match.

The trees
Carmichael’s mature oak canopy is the best thing about the neighborhood and it’s rough on glass.
Pollen in spring, coating everything within a week of cleaning.
Sap and honeydew through summer, dripping off the canopy onto whatever sits below. It dries sticky and it doesn’t rinse off with a hose.
Leaf and acorn litter in fall, going on for weeks rather than days.
None of that damages glass. It just means windows here look dirty sooner than they do in an open newer neighborhood, and it’s a different maintenance problem from the mineral spotting they deal with out in the tract neighborhoods.
Hard water in Carmichael
Less universal here than in the newer tract neighborhoods, but far from absent.
The rule is the same everywhere: it depends entirely on whether your irrigation is throwing water onto your glass. We’ve found heavy buildup on Carmichael ranch homes with one badly aimed head in the front bed, and clean glass three doors down.
Older neighborhoods do tend to have established landscaping that’s grown up between the sprinklers and the house, which shields some glass. That’s luck rather than design, and it doesn’t help the windows that are still exposed.
Test it yourself: run your hand across the cloudy area. Rough means deposit on the surface and it comes off. Smooth but cloudy means the glass is etched and it can’t be cleaned clear.
Neighborhoods we work in
Del Dayo. Larger homes, established landscaping, some real height on the two-story properties.
Carmichael Colony. The older core of the area. Mixed housing eras, mature trees, and plenty of original windows still in service.
The Jesuit High area. Established residential, mostly ranch and mid-century, well-kept.
American River bluff properties. Bigger lots, heavier tree cover, and often more challenging access with slopes and landscaping tight to the house.
Anywhere else in Carmichael, obviously we come. We live here.
Access on older Carmichael lots
Worth mentioning because it comes up more here than in newer neighborhoods.
Large mature lots mean landscaping that’s had fifty years to grow into whatever space was left beside the house. Shrubs planted against the wall in 1975 are now trees. Side yards get tight, grades slope away from the foundation, and there are sprinkler heads and beds where you’d want to set a ladder.
We use a water fed pole from the ground for upper story exteriors wherever that works, which avoids putting ladder feet in your beds entirely.
When you send quote photos, mention anything we should know: a gate that sticks, a dog, a bed you’d rather we stayed out of, an area where the ground is soft. Easier to plan for than to discover.

Do you actually live in Carmichael?
Yes. The business is based here and so are we.
My house has original aluminum sliders from the sixties. Can you do anything with those tracks?
Yes, and it’s usually the most dramatic part of the job. Decades of grit comes out of them.
Half my windows are original and half are replacements. Does that complicate things?
Not really, it’s normal here. It’s one of the reasons we quote from photos instead of a per-window price.
The oaks make my windows dirty within weeks. Is it worth cleaning?
Tree debris looks bad but doesn’t damage glass, so it’s your call on appearance. What does damage glass is mineral from sprinklers, and that’s the one worth staying ahead of.
How often should I have this done under heavy tree cover?
More often than an open neighborhood if you want them looking clean. Quarterly is a reasonable rhythm.
Can you get to the upstairs windows with landscaping against the house?
Usually, with a water fed pole from the ground rather than a ladder in your beds.
