We don’t post a price per window or a flat rate for a house, and there’s a reason for it that isn’t evasive.
For a house: send us four photos
One photo of each side of your house. All four sides. Stand back far enough that the whole wall is in the frame, top to bottom. Phone camera is fine.

That’s the whole process. From those four photos we can:
- Count your windows. The number is the biggest factor in the price and we’d rather count them ourselves than have you try to.
- Judge the height. A two story with upper glass is a different job from a single story, and we need to know what we’re bringing.
- See whether you have screens. Screens change the time involved.
- Work out access. Where we can reach from the ground, where we can’t, whether there’s a slope, a fence line, or a tight side yard.
Then we send you a number.
If photos aren’t going to work
Some houses don’t photograph well, some people would rather not fuss with it, and some jobs are easier to just look at. That’s fine. Tell us and we’ll come out and quote it in person instead.
Why not just give a range
Because the range would have to be so wide it would be useless. A single story in Gold River and a two story in El Dorado Hills with twenty feet of glass over the staircase are completely different jobs. One number that covers both of them doesn’t tell you what yours costs.
Four photos takes you two minutes and gets you an actual number.
What photos can’t tell us
The condition of the glass.
This is the honest limitation of quoting this way, so we’d rather say it up front than surprise you with it. A photo shows us how many windows and how high. It doesn’t show us that the west elevation has three years of mineral buildup on it.
So the price can move a little once we’re standing there. When that happens:
- We tell you before we start, not after we finish.
- We explain what we found and what it changes.
- You decide. If you’d rather we did the standard cleaning and left the hard water for another time, that’s fine.
The usual culprit is hard water from sprinkler overspray, which is separate work at a separate price because a standard cleaning won’t remove it. More on hard water
For a business: we come look
Photos work for houses. They don’t work as well for a business, where there’s access to figure out, height, parking, foot traffic, and often a lot more glass than a photo conveys.

Telling us what you want done
When you send the photos, tell us:
- Interior and exterior, or exterior only
- Any skylights, or tall interior glass and roughly how high the ceiling is
- Whether you’ve noticed cloudy or spotted glass
- Whether you’re on a deadline, like a listing date

Do you charge for a quote?
No.
Do you have to come out to quote a house?
No, four photos is enough. We come out for commercial.
What if I can’t get a good photo of one side?
Send what you can and tell us what’s in the way. A tight side yard or a locked gate is worth mentioning either way.
How fast will I hear back?
We’re out working during the day, so if it’s not quick, it’s because we’re on a job. Text tends to get the fastest reply.
Will the price change?
If there are additional windows or screens that were not counted in the photos, the price could change. And we’ll tell you before we start rather than after.
Do I have to be home?
Not for exterior only, as long as we can get into the yard. Interior work needs someone there. Either way this is a detail we will confirm when we set the appointment.
